new Stripe(process.env.STRIPE_SECRET_KEY) runs when the module is imported, and next build imports every route to collect page data. If the variable is missing in that environment the build dies. Construct the client lazily and add the key to every Vercel environment that builds (Preview as well as Production).

The non-null assertion hides it: new Stripe(process.env.STRIPE_SECRET_KEY!) type-checks and still receives undefined. Check the variable at the point of use and fail with a message that names it.
